How do I know if my roof needs to be replaced?
Signs can vary widely what we recommend here at Nordic to look for is; sagging, curling, the obvious leak. Our typical lifespan in the field we are seeing with asphalt shingles is 15 to 25 years. While metal systems can last in excess of 50 years.
What does a roof replacement include?
Tear off, (we do not recommend overlays), decking inspection and repairs, underlayment, flashing, vents, new shingles, covering and protecting shrubbery, cleanup and disposal
How long does a roof replacement take?
Most single family homes can be completed in one day! While a lot of commercial and multi-family housing project can take a week to three weeks. Variables are going to be height, steepness, number of layers and weather delays.
Tear-off vs. overlay - which is better?
Tear off and removing the old layers is always our preferred option, as you can not see any underlying issues like soft spots or weak decking. It can affect your new system you just put on and decrease its integrity to hold up against wind and rain.
Which roofing material should i choose?
Options: Asphalt, metal, Synthetic.
- Asphalt is affordable and friendly to those on a budget.
- Metal is long lasting and can withstand the elements for the years to come and our preffered choice.
- Synthetic is a new product that hasn’t been proven to test the time 50 years later yet but is typically easier to install and cant be scratched or dented.
How much will a new roof cost?
This can vary widely by materials, complexity, region and contractor.
Do I need a permit?
Most locations require a permit, consult with your contractor regarding whether one is required or not for your region beforehand.
What about ventilation and insulation?
